Guildford Render

How long does render last?

A well-installed modern render should last decades. How long yours lasts depends as much on detailing and exposure as on the product.

In short

  • Silicone: commonly 25–30 years or more. Monocouche: around 20–30 years.
  • Sand and cement render can last 20–30 years or more, but its paint needs renewing every 5–10 years.
  • Lime render can last many decades with periodic limewashing.
  • Poor detailing at sills, the damp-proof course and roof edges shortens render life more than product choice.

Typical lifespans

SystemTypical lifeOngoing care
Silicone thin-coat25–30+ yearsGentle clean every few years
Monocouche20–30 yearsOccasional clean
Acrylic thin-coat20–25 yearsCleaning more often than silicone
Sand and cement20–30+ yearsRepaint every 5–10 years
LimeMany decadesLimewash every few years

These are typical expectations, not guarantees.

What shortens render life

  • Water getting behind it: leaking gutters, missing sill drips, poorly sealed junctions.
  • Bridged damp-proof course: render in contact with the ground wicks moisture.
  • Movement: substrate movement without mesh or movement joints.
  • Application in bad weather: frost or rain during curing weakens the render.
  • Incompatible materials: hard cement on soft, historic walls.

What extends it

  • Complete manufacturer systems, installed to specification.
  • Good detailing at every edge and opening.
  • Regular gutter maintenance.
  • Cleaning before growth gets heavy.

Signs your render is nearing the end

Widespread hollow areas, cracks that keep returning, damp inside, and render coming away at the base are signs that repair may no longer be economic. See render repairs.

Maintenance that pays off

Render is low-maintenance, not no-maintenance. A short annual check extends its life:

  • clear gutters and check downpipes for leaks;
  • look for new cracks, especially at window corners and along lintels;
  • tap any areas that look bulged to check for hollowness;
  • check that soil, paving or planters have not been raised against the base;
  • clean off algae before it becomes heavy.

Repair or replace?

Isolated cracks and small hollow patches are worth repairing. When hollowness is widespread, cracks keep reopening, or the render is holding moisture in the wall, replacement is usually better value. A survey that maps the hollow areas across each elevation gives you the facts to decide. See render repairs.

Questions people ask

Does silicone render really last 30 years?

Manufacturers commonly quote 25 to 30 years or more for correctly installed systems. Real-world life depends on installation and exposure.

How often should render be cleaned?

Every few years on shaded walls, less on open elevations. Clean before growth becomes heavy.
