In short
- A typical bungalow has around 80–90 m² of wall to render, less than a three-bed semi.
- Low walls can often be reached from access towers or low platforms, so access costs are lower than for a two-storey house.
- Through-coloured silicone or monocouche systems suit most bungalows built from the 1930s to the 1980s.
- Typical 2026 whole-job costs run from about £5,000 to £10,000 depending on the system and preparation.
Why bungalows are good value to render
Most of the cost of rendering is labour, scaffolding and preparation, not material. Bungalows reduce all three:
- Less wall. A typical bungalow has around 80–90 m² of net wall area.
- Easier access. Low walls can often be worked from towers or platforms instead of a full scaffold.
- Simple elevations. Fewer storeys mean fewer beads, fewer reveals and quicker finishing.
Typical bungalow costs in 2026
| System | Typical whole-job range |
|---|---|
| Monocouche or K-Rend scraped | £5,000–£8,500 |
| Silicone thin-coat | £6,000–£10,000 |
| External wall insulation with render | £9,000–£15,000 |

Common bungalow types around Guildford
Surrey has many bungalows from the 1930s to the 1980s, in places such as Send, Worplesdon, Ash, Merrow and the edges of Cranleigh and Woking. Most are cavity-walled brick or block, often with pebbledash or painted render. Those are well suited to silicone or monocouche. Older cottages with solid walls need breathable systems; see lime render.
Things to check
- Damp-proof course. Bungalows often have paths and patios built up over the years. Render must stop at least 150 mm above ground.
- Eaves and soffits. Low eaves can make rendering behind gutters fiddly. Replacing fascias and soffits at the same time can be good value.
- Bay windows and porches. These need careful beading and mesh to avoid cracks.
- Colour. Bungalows suit soft whites, light greys and stone tones. See choosing a render colour.
Planning
Re-rendering is normally permitted development. Rendering a brick bungalow for the first time in a conservation area or the Surrey Hills National Landscape needs planning permission. See planning permission for rendering.
Questions people ask
How much does it cost to render a bungalow?
Commonly £5,000–£8,500 for monocouche and £6,000–£10,000 for silicone in 2026, depending on wall area, preparation and access. Use the cost calculator for your bungalow.
Do you need scaffolding to render a bungalow?
Often not a full scaffold. Many bungalows can be rendered from access towers or low platforms, which reduces cost. Steep sites or high gables may still need scaffolding.
Can you render over pebbledash on a bungalow?
Yes, if the pebbledash is sound. It needs a levelling base coat with mesh first. Hollow areas must be removed.
How long does rendering a bungalow take?
Typically five to ten working days, depending on preparation, curing times and weather.
