In short

  • Fleet's older streets have Victorian and Edwardian villas, some with solid walls and decorative detailing.
  • Large 1970s to 1990s estates are cavity-walled brick and block, a straightforward base for silicone or monocouche.
  • Elvetham Heath, built from the late 1990s, has many homes where render repairs and extensions need careful matching.
  • Hart District Council currently handles planning, including for Fleet's conservation areas.

Fleet's housing

Fleet developed after the railway arrived in the nineteenth century, and its older streets near the town centre and Fleet Pond include Victorian and Edwardian villas with generous plots and decorative brickwork. In the second half of the twentieth century the town grew substantially, with large estates of family houses, and from the late 1990s Elvetham Heath added thousands of newer homes to the north.

Edwardian and Victorian villas

Some of Fleet's older villas have solid walls and features such as string courses, bays and moulded window surrounds. Rendering over these needs care, and on solid walls a breathable system. Often the better answer is repair rather than a new finish. See rendering period and solid-wall homes.

Late twentieth-century estates

Most of Fleet's 1970s to 1990s houses are cavity-walled brick and block. They are a straightforward base for silicone or monocouche, and rendering is one of the most effective ways to update them. Check sills, roof overhangs and the damp-proof course before work starts. See rendering a brick house.

Elvetham Heath and newer homes

Newer homes often use render as part of the original design. Extensions, porches and repairs need the colour and texture matched, which usually means identifying the original system and preparing a sample panel. See rendering extensions and new builds.

Planning

Hart District Council currently handles planning in Fleet. Local government in Hampshire is being reorganised, so check which authority handles planning when you apply. Fleet has conservation areas where rendering an unrendered house needs planning permission. Some estates also have covenants governing external appearance. See planning permission for rendering.

Questions people ask

Do you cover Church Crookham and Elvetham Heath?

Yes, along with Fleet town centre, Church Crookham, Elvetham Heath and Crookham Village.

Is my Fleet house suitable for render?

Most homes built from the 1920s onwards are cavity-walled and suit through-coloured render. Older villas with solid walls need breathable systems. A survey will confirm.

How much does it cost to render a detached house in Fleet?

A four-bed detached house with 150–180 m² of wall commonly costs £10,000–£19,000 in 2026, depending on the system, detail and preparation.
